This NYC mega nightclub, formerly known as Club Exit was bought out by the landlord under the advise of nightlife broker Alex Picken. Picken Real Estate then procured a long term lease with the Manhattan Music Society for the new live music venue currently known as Terminal 5.

HIGHLINE BALLROOM

The lease signing of this space marks the largest live-music venue to appear on the Meatpacking District-vicinity nightlife scene. The new 10,000 sq. ft. supper club site will be beautifully renovated and designed, featuring a large performance stage, mint kitchen facilities, dinning area, bars on two levels, VIP mezzanine and dance floor. The lease negotiations were handled by Alex Picken, with the assistance of salesperson Sonya Mechkor. The deal was closed in July 2006. Highline Ballroom opened their doors to fans April 2007.

Columbus72 boasts gorgeous high-end renovations and hosts Saturday Night dance parties, comedy shows, and live music. The deal was consummated by Alex Picken and co-broker Rafe Evans of Walker Malloy & Co., Inc., with the assistance of salesperson Georgette Luludis.

Popular for its Wednesday through Friday no-cover happy hours, this 7,000 sq. ft. two-level Manhattan nightclub, with cabaret, was sold in the winter of 2005 by real estate agent, Anna Rhein. With 13 years remaining on this below-market lease, the buyers opened in spring of 2006.

DIRTY DISCO

Formerly known for its male strip shows and lesbian nights, this New York nightclub, 2I's, 10 year lease came to an end in 2006. With the help of Millennium Realty, Picken Real Estate acquired a brand new 10 year lease for the buyers in the Meatpacking vicinity, the hottest area of Manhattan. Opening scheduled for mid-September 2006.

PACHA NEW YORK

Former Manhattan mega-nightclub Sound Factory closed its doors in 2004. Picken Real Estate and Walker Malloy & Co., Inc., leased this 30,000 sq. ft. legendary nightclub in late 2005 in a shocking no key money/fixture fee deal. Pacha New York is the first of the international nightclub chain to open its doors on North American soil.

REBEL

This former New York live music club, Downtime, was leased and sold in late 2004 by Alex Picken and Anna Rhein. A very successful Manhattan nightclub operator acquired a brand new ten year lease with a five year option at a very low rent and little key money. The current tenants have recently expanded into additional space that was available in the building, enlarging the club and giving it a dramatic feel.

GYPSY TEA

Gypsy Tea, a beautiful addition to “Eugene,” opened in late 2004 and has become a very fashionable destination in Manhattan nightlife. This gorgeous 9,000 sq. ft., two-level lounge/nightclub, was brokered by Alex Picken. The lease was negotiated direct between landlord and tenant with no fixture fee/key money.

PROVIDENCE

Formerly known as “Le Bar Bat,” this New York nightclub/live music venue, which was purchased by the current owners in 2004, beautifully morphed into a tri-level restaurant with full bar, lounge and dance club. Picken Real Estate’s Alex Picken took the buyers through a bankruptcy auction to obtain the current lease at that time. With the assistance of Stu Morden of Newmark Knight Frank, Mr. Picken was able to locate and negotiate with the landlord in extending the lease.

DUVET

The 20,000 sq. ft. cabaret, formerly known as the popular and highly visible nightclub Centro-Fly, was sold by nightlife real estate broker Alex Picken, with the assistance of Yaron Zohar of Home Quest Properties, to the current tenants. The new establishment opened as restaurant/nightclub Duvet, where club-goers eat and drink in bed, in the heart of the Flatiron District in Manhattan, with a below-market rent.

This 20,000 square foot cabaret premise, the former incarnation of which was Ohm Nightclub, was sold in the fall of 2003. After extensive renovation, Deep quickly became a number one hot spot in Manhattan. The downstairs bar, Blu, currently attracts a mixed crowd on Saturday nights. Alex Picken, with the assistance of Rafe Evans of Walker Malloy & Co., brokered both sides of the deal. This below-market lease had its term extended to a full 12 years.
